Key Features
We aim to provide you with a good quality property in Crete with good finishes. We believe our specification to be the best value available.

All our property in Crete is designed from the start for energy efficiency and low maintenance, with cavity walls, insulated roofs and solar panels.

We provide oil-fired central heating and air-conditioning in our larger houses (100 sq.m.+) and those intended for permanent occupation.

In our holiday homes and smaller properties, we provide air-conditioning units (with built-in heating for cooler periods of the year) to living rooms and bedrooms. Central heating pipes can be laid in the floor for future connection, if needed.

All doors and windows are double-glazed for comfort. All door and window frames are draught-stripped and have mastic seals.

Extra facilities such as additional water storage are provided as required.

We give you an extensive range of tiles, wood colours, kitchen units and work surfaces to choose from. If you prefer another choice, you only have to pay any difference in cost.

As part of our commitment to good service, we supply you with a “house book”, giving you details of equipment fitted, and names and telephone numbers for us and local suppliers so you can always get service and spares after the guarantee period.

FOUNDATIONS & FRAME
1. Concrete foundations are to LA approval, reinforced concrete frames in accordance with architects drawings, floors, roof and walls, all to high earthquake standard.
CAVITY WALLS 2. Double skin cavity brick walls are rendered and plastered both inside and out. We will provide a traditional style stone fireplace in the living room for larger houses with chimney and flue.
INSULATED FELTED PITCHED TILE ROOF 3. Where designed, roofs will be made in wood trusses with under felt, battened and tiled with interlocking concrete or clay tiles to match the local type.

INSULATED FLAT ROOF 4. Flat concrete roof with insulation, tiled where the roof is to be used as a roof terrace.
BASEMENT/CELLAR 5. Where provided, a basement/cellar will have concrete walls with all reinforcing steels cut back flush. The floor shall be toweled concrete.
INTERNAL WALLS & FLOORS 6. Internal walls are in brick, rendered with a white marble plaster finish. Bathroom and shower walls (up to 2.20 metres in height) and floors will be tiled. All floors and patios of will be tiled (cost of tiles up to E10.00/m2)
DOORS, DOUBLE-GLAZED WINDOWS AND SHUTTERS, PERGOLAS 7. All internal and external doors, windows and shutters are made of pine. All frames are installed with silicone mastic and beading. All windows have double glazed sealed units. All pergolas are made of timber treated with preservative stain.
KITCHENS 8. All kitchens are made and fitted by specialists. You will have a choice of doors style, colour and handles, work surfaces and kitchen tiles. We fit a stainless steel sink with mixer tap, cooker hood and provide plumbing for a washing machine/dishwasher. We are happy to arrange fitting of cookers, hobs, ovens etc. bought by you before completion.
BATHROOMS 9. All bathrooms/showers have a white suite, hand basin and WC, with chrome mixer taps. We fit a bathroom cabinet with lights over the wash hand basin. Extract fans are fitted where required.
SOLAR PANEL, PLUMBING & CENTRAL HEATING 10 We supply a good quality solar panel assembly with an insulated hot water tank, complete with electric heater backup. All plumbing is soldered copper tube with plastic waste pipes. Where central heating is supplied, this has an oil-fired boiler for both heating and hot water, 1000l oil storage tank, radiators with TRV to appropriate room size and programmer. We will ensure you have instruction books in English. We fit veranda taps as required
ELECTRICAL INSTALLATION 11. All electrical installations are comprehensive and professionally installed, and we fit TV and telephone points to living rooms and the master bedroom. Additional points can be installed upon request. All doors have lights over the opening.
DRAINAGE 12. All drainage is to a septic rank, with an access point in a convenient position.

House Book and Guarantees We supply you with a “house book”, on completion giving you details of equipment fitted, and names and telephone numbers for us and local suppliers so you can always get service and spares after the guarantee period.

The main structure has a lifetime guarantee from the architect, the building, electrical and plumbing installations is guaranteed by the builder for 12 months against defects, and all fitted equipment has manufacturers guarantees for 12 or 24 months as supplied.
